Mold Assessment and Clearance

Independent Mold Assessment in Monroe, Louisiana.

Mold is a moisture problem first. Black Pine finds the source, maps the affected areas, and backs the findings with accredited-laboratory sampling, so you get a defensible assessment, not a sales pitch for remediation. We assess and clear; we do not remediate.

When You Need an Assessment

Who Needs a Mold Assessment.

A musty odor, a water event, or a health complaint usually has a moisture source behind it. An assessment locates that source, characterizes the growth, and tells you what, if anything, needs to be done.

  • 01After Water Damage. A roof leak, plumbing failure, or flooding can seed hidden growth. An assessment finds the moisture path and the affected materials.
  • 02Visible Growth or Odor. When mold is visible or the air smells musty, sampling characterizes it against an outdoor control so the scope is real, not guessed.
  • 03Property Transactions and IAQ. Buyers, lenders, and occupants often want an independent indoor-air-quality finding before a deal closes or a tenant moves in.
  • 04Post-Remediation Clearance. After a remediation contractor finishes, independent clearance verifies the work passed before the space is reoccupied.

Independent, by Design

IICRC S520 Assessment-Only Independent Lab-Backed

A site assessment with moisture mapping, accredited air, surface, and bulk sampling paired with an outdoor control, a written report classifying each area by IICRC S520 Condition, and a remediation protocol the contractor must follow.

Because Black Pine does not perform the remediation it recommends, the findings carry no incentive to inflate the scope of work. You get an honest answer.

How It Works

We Find the Source, Sample It, and Verify the Fix.

A defined scope, a committed date, and a price up front. Assessment work follows three steps, with clearance available after remediation.

1

Assessment and Moisture Mapping

We identify visible growth and the moisture source, take moisture-meter and humidity readings, and classify each affected area by IICRC S520 Condition.

2

Sampling and Lab Analysis

Air, surface, and bulk samples are paired with an outdoor control and submitted to an accredited laboratory, with chain of custody documented throughout.

3

Report, Protocol, and Clearance

You receive a defensible assessment report, a remediation protocol for the contractor to follow, and independent post-remediation clearance when the work is done.
